COUPON TERMS AND CONDITIONS

These Coupon Terms & Conditions (“Terms”) govern the use of any digital coupon, promo code, credit, or similar offer issued by Irvie Homes LLC (“Irvie Homes,” “we,” “us,” or “our”). By redeeming a coupon, you (“Guest” or “you”) agree to these Terms.

• Direct bookings only. Unless expressly stated otherwise in the coupon’s offer details (“Offer Details”), coupons are valid only for reservations booked directly with Irvie Homes (e.g., our website or our reservations team).
   
• Third-party platforms. Coupons cannot be used on bookings made through Airbnb, Vrbo, Booking.com, Hopper, TripAdvisor, or other third-party platforms. Those reservations are governed by the platform’s own terms and pricing.
   
• Property exclusions. Some properties, dates, or rate plans may be excluded. See the Offer Details.
   

• Base rate only. Unless stated otherwise, discounts apply only to the pre-tax base nightly rate otherwsie known as Accomodation Fare. Taxes, cleaning fees, pet fees, pool-heating fees, resort or administrative fees, extra-guest fees, damage waivers, and third-party processing fees are not discounted.
   
• Minimum / maximum nights. Each coupon specifies minimum and/or maximum night requirements. If your reservation falls below the minimum or exceeds the maximum, the coupon will not apply.
   
• Valid booking and stay windows. Each coupon includes (a) a booking window (when you must book) and (b) valid stay dates (when you must check in/out). Your reservation must satisfy both.
   
• No stacking. Only one coupon may be applied per reservation. Coupons cannot be combined with other offers, promotions, price adjustments, or negotiated/contract rates unless explicitly stated in the Offer Details.
   

• Enter at booking. Coupons must be applied at the time of booking. They cannot be added retroactively to existing reservations.
   
• Single-use; non-transferable. Unless stated otherwise, each coupon is single-use, has no cash value, is not giftable or transferable, and is void if sold, bartered, duplicated, or altered.
   
• Identity & payment verification. Redemption may be subject to identity and payment verification. Suspected fraud or abuse may result in denial, removal of the discount, and/or cancellation per Section 6.
   

• Reservation changes. If you modify your reservation (dates, property, length of stay, guest count, etc.), the coupon may become invalid. If a change causes the reservation to no longer meet the Offer Details (e.g., falls below the minimum nights), the discount will be removed and the rate will be recalculated; you authorize us to charge the difference to the original payment method.
   
• Cancellation refunds. Any refund will be processed per the reservation’s cancellation policy after removing the coupon value. Coupons are not reissued or credited upon cancellation unless the Offer Details expressly allow it.
   
• No-shows. No-show reservations forfeit any coupon and are handled under the reservation’s no-show or cancellation terms.
   

• Usage limits. We may limit coupons to specific users, email addresses, accounts, households, payment methods, geographies, or properties as stated in the Offer Details.
   
• Public distribution. If a coupon is intended for a targeted audience and is publicly posted or widely shared, we may deactivate it and/or refuse redemption.
   
• Prohibited conduct. Creating multiple accounts, using automated tools to test codes, or attempting to circumvent eligibility criteria constitutes misuse. We may suspend or cancel related reservations and charge full rates.
   

• Errors & system issues. If a coupon is applied due to a typographical, configuration, or system error, we may void or adjust the reservation to the correct rate. If you do not accept the corrected rate, you may cancel for a refund consistent with the applicable cancellation policy.
   
• Modification & termination. We may modify or terminate any coupon or these Terms at any time as permitted by law. Changes do not affect reservations already booked with a valid coupon unless there is misuse, fraud, or an error as described above.
   
• Availability. All offers are subject to availability and void where prohibited.
   

• No cash value. Coupons are not redeemable for cash and cannot be exchanged, refunded, or credited to future stays unless expressly stated.
   
• Entire agreement (re: coupon). These Terms and the applicable Offer Details constitute the entire agreement between you and Irvie Homes regarding the coupon.
   
• Severability. If any provision is unlawful or unenforceable, it will be severed, and the remaining provisions will remain in effect.
   
• Governing law. To the extent permitted by law, these Terms are governed by the laws of the State of New Mexico, without regard to its conflicts-of-law rules, and venue will lie in the state or federal courts located in New Mexico.
